He was wearing a defiant piece of armor, so I chipped away at his enormous hitpoint pool.

Robe of the Midst and Staff of the Midst always drop, and he dropped his defiant piece.

Thankfully this house faction is the easiest to raise. Just farm pulsating rocks (or if like me, train all underbulks that drop them to Shadow Haven zoneline so you can run back and forth) and they repair it by 25 points each.
