Well,
Over the last 3 days I have cleared the room about 30 times, so that's roughly 120 placeholders for Dreameater. I have had at last count 12 pops of the evil cube, so that seems to be about a 1 in 10 chance from any placeholder or roughly once every 2-3 clears, which seems about right.
Unfortunately the RNG has not been kind to me and all 12 occasions have seen a ring drop and no augment for me. The chance of going 12 pops in a row without the augment if the aug has a 33% chance of dropping is pretty small, about 1%, but if the augment has only say a 10% chance of dropping per kill then 12 fails in a row is not that unlikely, about 30% in fact.
On the basis of this I'd affirm that Dreameater is a common spawn (about 40% chance of getting him at each clear of the room) but his augment is somewhat uncommon, probably 20% chance or less per kill.
By the way, why is a named CUBE (live mob, not undead) spawning from haunts, which are undead?

Went back another day, 6 more clears of the room got him to pop twice. Second pop augment dropped, so that was 14 pops of Dreameater altogether. Mind you another person I know got it first pop, so as they say, YMMV.

Saw him up, needed him for hunter so I dropped him, 92 bard with j4 healer merc. Dropped aug and abstruse hands

he spawns in the room behind the room with the beastlings of rot. If you go in the first door on your right in the Old Rusty room (with the big staircase), go through the beastling of rot room, there is a room with three haunts. I've only seen the named cube spawn from the center haunt's location, but I don't know that that is necessarily the only spot.

I can confirm from experience that Dreameater can spawn from any of the 4 haunts which are in this small room located behind the beastlings of rot. The beastlings don't see regular invis, but the haunts are undead so you'll have to switch to ivu when passing quickly through the door to avoid detection.
However...Dreameater is a live mob, and if he's up and near the front of the room you'll probably aggro him (he doesn't see through regular invis though) with only IVU. All in all, best to enter here with both invis and IVU if you want to do so with no aggro. Or use an aggro shedding trick if you are one of those sneaky classes.

I have been killing Dreameater for just under 2 hours to get the augment for 2 of my toons and wanted to relay the some info...
- Dreameater’s spawn point is located in the room east of the beastlings of rot. There are 4 haunt mobs in this room which any can be a ph for Dreameater
- His ph is one of the haunt mobs
- 3 of the haunts can agro when you enter the room. (1 can be dreameater too)
- Dreameater was a rather frequent spawn overall, it spawned from one of the mobs in that room every round.
- It dropped the augment for me every other kill.
- Dreameater is not a very hard mob, hit only a little higher than trash mobs and has a bit more HP. I tried to pull a ingle but got 3 mob on my first pull, but with a group of 90’s it still wa not an issue with one mob being the named. After they were killed I parked my group on the far side of the room and spaced out the kills.
- Out of all of the drops I got from the 4 named, I got…

* the type 3 ring 3 times
* the normal ring 1 time
* 1 spell shards
* 2 augments that dropped

Just dropped Abtrust Remnant of Desire (chest piece) for me a minute ago, along with the Ring of the All Seeing Eye. Didnt see the chest part on the loot table.
Popped in the room beside where the Beastlings of Rot are. So his ph's are haunts as well.

Droped the two rings listed above today. Also droped the chest, legs, and arms piece. Oh and a nice 35 ac aug
On Weds night, Oct 13, my group was in house, entered stairwell room, took SE door to darkened room with Rots, to the farthest east room with Ghosts and a Groundspawn Book on the planter rim. Dreameater spawned 3 times for us in the Ghost room. Item drops included 2 types of Rings, Crystallized ooze Ring (dropped 2x), Lucy's http://lucy.allakhazam.com/item.html?id=120031 and another similar ring which I did not write down. Yellow to level 86, 87 Sk, 86 pally, 86 BL, 86 Warr were able to take it down with 2 merc clerics, tank and spank fight. Aug did not drop, Minor fragment for 86 spell quest dropped 1x only.
